Clubhouse - Emerald Estates Neighbors

The Homeowner will be responsible for FULL and TOTAL replacement of ANY damage or loss of property. NOTHING should be hung on the walls or ceilings including tacks, nails, tape, glue, etc.

Emerald Estates shall not be responsible for any damage to or loss of property and the The Homeowner shall be responsible for any damage or expense caused by the use of  prohibited items.

All activities/events are to end at midnight the date of the rental unless prior approval is obtained from the board or the clubhouse committee.

Maximum number of guests is dictated by the fire code (181 people).

There are 8 (6 foot) tables and 40 chairs available for homeowner’s use during the rental. The cart the chairs are on must not be moved from the room.

Rental is for the large gathering area with kitchen, and use of the restrooms only. Small room is a storage space and not part of the rental. The fenced in patio area behind the clubhouse can be used by the rental or may be used by homeowners. The fitness room and swimming pool are OFF LIMITS TO THE  RENTAL EVENT GUESTS.

Please keep noise outside of the clubhouse to a minimum as a courtesy to clubhouse neighbors.

Please keep guests from parking on the grass, restricted areas, or from blocking clubhouse neighbor driveways access.

Smoking is prohibited in the clubhouse or within 50 feet of the clubhouse, pool decks, and/or playground. There is a smoking area near the trash enclosure at the east end of the parking lot.

The Homeowner must remove all trash, food, etc. after the rental from the premises. Furniture that has been moved must be returned to its original location. The Clubhouse must be returned to its original clean condition at the end of the rental period. If the property or facility is not completely returned to its original clean state as determined by Emerald Estates, the Homeowner will be assessed the necessary cost(s) to cover any expenses. Please see the Clubhouse exit cleaning checklist also included with this agreement. A minimum of $25 will be charged if not done.

Party signs, balloons or decorations of any kind inside of the Clubhouse must be removed at the end of the event. Any party signs, balloons or directional signs placed at entrances or on other Emerald Estates common property must be removed at the conclusion of the event. If the Homeowner fails to complete these removals, the Homeowner agrees to be assessed the necessary clean up fee(s). A minimum of $25 will be charged if not done.

Flyers, commercial or non-commercial, and other handouts are not to be distributed throughout the clubhouse without board approval. Nothing can be sold on clubhouse property. (ie. “home parties”)

The door between the clubhouse gathering area and the restroom hallway should be kept shut and locked when not in use by rental guests.

No animals, reptiles, etc. are allowed in the clubhouse unless it is a service animal.

Anyone using the clubhouse facilities and its equipment is expected to use it properly and to return it to its proper storage place and in its original condition.
